Our skills allow us to take advantage of oversold discounts and other pricing anomalies, while our ability to allocate capital to low beta high yield stocks provides an excellent source of liquidity. Examples may include our ability to anticipate a cyclical change in the market rating of a certain company’s stock based on our informed views.

Due to yield expansion and falling/negative rental growth being priced in, NAV discounts (with the exception of certain alternative strategies) have reached an historic high. Enhanced returns can be created by arbitraging between public and private markets. These opportunities can be lucrative using a combination of REITs and private real estate investment based on observed NAV discounts or premiums which provide a strong signal as to the appropriate mix of public vs private real estate.

For example, sectors that have traded at the largest premiums in the public market have experienced the best total returns in the private market and vice versa. Tunstall provides investors with a unique opportunity to play both markets - allocating more capital to the real estate market that is cheapest has both quantifiable and sizable benefits.

Our familiarity with the European real estate public equity markets, and our senior team’s ability to trade well within average daily liquidity limits and to seek out defensive stocks with very low equity betas (ie, low correlation to overall stock market movements) provides two additional benefits to Tunstall's investors:

  • Capital can be deployed immediately once committed to Tunstall thus minimising cash drag on investor returns; and
  • Investments in liquid listed shares can be realised swiftly and with little price disruption in the event that Tunstall's investors require liquidity.
Corporate / Special Situations / Joint Ventures

Tunstall's senior management team has extensive experience of originating and executing real estate transactions structured as corporate acquisitions, "PIPE's" or off balance sheet joint ventures. Each of these structures will allow value to be created or captured through accessing real estate at entry prices that enhance returns.

We continually monitor listed markets in Europe for situations offering high risk adjusted returns, including working with management teams to finance MBOs.

Special situations and corporate transactions will be analysed on a case-by-case basis and allow us to leverage the existing platform by providing substantial capital resources that will allow a company to invest in and deliver large-scale projects. For example, Tunstall (in a 50/50 JV with Starwood) acquired Pinnacle Group, a UK company focused on housing-led regeneration projects in partnership with the public sector. 

Direct Assets

On an opportunistic basis, we may invest in direct real estate assets with our affiliate, M7 Real Estate, where value add style returns may be available through development uplifts, planning risk, intensive leasing activity or repositioning of assets. 

We also provide portfolio acquisition and design, construction and management on behalf of separate account clients. The connectivity to the direct investment markets that M7 Real Estate’s platform provides at the operator level gives Tunstall a competitive advantage.
